(Zero cost to cancel)This is our Standard!We attempt to treat our clients as if they are our sister or brother or our daughter or son or our mother or father.Buyers:Before we show you a home, we'll do a preliminary search of sinkholes in the area from the property appraiser's website from Pinellas, Hillsborough, Pasco, Hernando, Citrus, Sumter, Polk, Lake, Manatee, Marion, Osceola, Charlotte, Levy and Sarasota Counties.We don't want (BAD) surprises.Flood zones, HOA, and sinkholes aren't disclosed much on Zillow, Trulia and Realtor.com, this is an important issue to discuss, before we go and see properties.Sometimes (always) there are issues: contracts, financing, four-point inspection, low appraisal, wind mitigation, title insurance, survey, flood zone, asbestos, mold, radon, wood-destroying organisms (WDO), double tap, homeowner association (HOA), CDD, ground fault circuit interrupter (GFCI), sewer & septic system inspection, water damage, water testing, re-inspections, elevation certificate, sellers disclosures, survey, probate, 55+, staging, open House, sinkholes, walk through, storm damage, rotten wood, poor drainage, and even polybutylene pipes.The contract is written by lawyers, (see attached) the contract has blanks, the buyer decides the blanks, the seller accepts and or counters or doesn't respond. If the seller and buyer agree on the blanks, then the buyer has 3 days to make a deposit, 1 to 100% of the offer, then the property becomes pending.An inspection allows you to learn about the property and to escape a contract if there are reasons, structural, mechanical, or safety defects discovered about the home in the inspection period, read line 263 of the contract.
